These are some of our favorite hidden neighborhoods. They are actually on the Chesapeake and Virginia Beach border.
Ballylinn Shores, Sherry Park, and Elizabeth River Shores are on the Virginia Beach side served by Woodstock Elementary, Kempsville Elementary and Tallwood High School.
Tanglewood, Ashburn Point, and Seminole Park are on the Chesapeake side and are served by Georgetown Primary, Sparrow Intermediate, Indian River Middle, and Indian River High.
In the last 6 months, 11 homes have sold in Ashburn Point, Tanglewood, Ballylinn Shores, Elizabeth River Shores, Seminole Park, and Sherry Park.
The homes ranged in price from $169,000 to $394,500. Out of those, 4 of them were on the water (highlighted in green).
Sandpiper Lane is at the end of Sparrow Road on Marsh. Ridgewood is in the middle of the neighborhood looks like it might have to really watch the tides in able to get out to the main body of the Elizabeth River. Trilby Court is off Tanglewood Trail and has nice water. They still have to watch the tides and have about 4-6 hours of play time on the water. Tanglewood has the best water and does not have to watch the tides. So, it never goes to mud.
To be able to get deep water under 400,000 is amazing.
So what about everything else??? One sold in Ballylinn. It was a brick ranch, 2250 sf, and went for 300,000. Another one sold on Military Highway in Elizabeth River Shores. It was 1436 sf and went for 169,000. There was one in Seminole Park which is on the left side of Sparrow Road. It was on the smaller side at 1437 sf and sold at $190,00. Two sold in Sherry Park, which is in Virginia Beach. They were not similar as on was 1360 sf and sold at $188,500 and the other one was 2113 sf and sold at $248,000. The remaining were all in Tanglewood. Three were on the water, and the other on was 4 bedrooms, 2 baths, and 1515 sf and went for $215,000.
Out of 11 homes that sold, 3 of them were distressed sales (foreclosures or short sales): Sandpiper, Little Beaver, and Military Hwy S.

As I said in the beginning, we LOVE this area. Pam lived in Tanglewood for 16 years on the water. It was so much fun. From jet skiing, to watching the fire works at waterside on our boat, to trick or treating in the neighborhood, we thoroughly enjoyed it!!!
