A closer look at distressed sales in relation to school zones.


Are short sales and foreclosures more prevelant in some school zones than others?

I was doing some research this morning and very surprised to find 3,682 short sales in Virginia Beach.  This does not include Chesapeake, Norfolk, or Portsmouth.

More distressed properties are about to hit the market.  Banks have been holding on to foreclosures hoping the market is going to turn.  This is called Shadow Inventory.  There are 700,000+ that will flood our inventory soon.  After gathering this information, I decided to dig deeper.  I wanted to know how many homes are for sale in each high school and what percentage of those are distressed.

So, let’s look at some different High Schools in Virginia Beach and the number of distressed sales versus non-distressed homes for sale:

Kempsville High School:

There are 18 distressed sales out of 136 total homes on the market in this zone. The neighborhoods that feed into this school zone include: Stratford Chase, Bellamy Manor, Bellamy Woods, Lakeville Estates, Fox Run, Point O View, Carolanne Farms, Fairfield, Woods of Avalon, Larkspur, Acredale Estates, Chatmoss, Arrowhead, Jonathans Cove, Woodstock, Hunts Pointe, Woodstock Cove, Avalon Terrace Estate, Bellamy Manor East, Lark Downs, Fairfield Forest, Fair Meadows, Kempsville Heights, Larkspur Greens, Ridglea, Dunbarton, Chatham Hall, Pocahontas Village, Boulevard Manor, Kempsville Garden, etc.

Tallwood High School:

There are 25 distressed sales out of 162 total homes on the market in this zone. The neighborhoods that feed into this school zone include: Brandon, Brigadoon, Alexandria, College Park, Woodbridge Pointe, Lake Archway, Cedar Hill, Whitehurst Landing, Elizabeth River Shores, Sherry Park, Charlestowne Lakes, Charlestowne Lakes South, Lake James, etc.

Salem High School:

There are 31 distressed sales out of 148 total homes on the market in this zone. The neighborhoods that feed into this school include: Rosemont Forest, Salem Woods, Wyndamere, Salem Villages, Glenwood, Bellamy Plantation, Coventry, Indian Lakes, The Orchard at Glenwood, etc.

Kellam High School:

There are 39 distressed sales out of 422 total homes on the market in this zone. The neighborhoods that feed into this school include: Pungo, Blackwater, Sandbridge, Strawbridge, Hunt Club, Red Mill, Red Mill Farm, Ocean Lakes, Munden Beach, Middle Oaks Plantation, Castleton, Pine Ridge, Sherwood Lakes, Three Oaks, High Gate Greens, Southern Woods, Lagomar, Lotus Garden, Princess Anne Woods, Lake Placid, Heritage Park, Nimmo, Mathews Green, Ashville Park, Heron Ridge Estates, Court House Estates, Indian River Plantation, etc.

There are 11 distressed sales out of 114 total homes on the market in this zone.  The neighborhoods that feed into this school include: Bayside, Pembroke Manor, Thoroughgood, Witchduck, Wishart Cove, Saw Pen Point, Malibu, Thalia Village, Birchwood Gardens, Thalia Manor, Thalia Acres, Thalia Shores, Thalia Gardens, Thalia Trace, Windsor Woods, Princess Anne Plaza, Windsor Oaks West, Windsor Woods, Windsor Oaks, Lynnhaven Woods, etc.

Kempsville has 13%, Tallwood has 15%, Salem has 20%, Kellam has 9%, Cox has 5%, Green Run has 30%, Princess Anne has 10%, First Colonial has 5%, Ocean Lakes has 14%, Bayside and Landstown have 19%.
